Spotlight On: Allendale Edmonton Real Estate For Sale | MLS Edmonton

Formerly a rural area, the neighbourhood today known as Allendale was annexed by Strathcona in 1907. The land was farmed by the Allen family, so when Edmonton and Strathcona merged in 1912, Allendale was the most natural choice for a name. While some development in this area began in the years preceding and during World War I, it was not until World War II that a majority of the development would begin. Around 10% of the homes for sale in Allendale was constructed during the World War II era, while about half of the real estate in Allendale was built during the 1950’s and 1960’s. About a third were constructed in the 1970s, and the remainder is made of post-1980 properties.

In keeping with the real estate trends of the time they were constructed, around 70% of the homes in Allendale are single-family houses, with low-rise apartment complexes taking a distant second. However, though houses are plentiful, over half of them are rented, with just over 45% of homes in Allendale being owner-occupied.

Though it is a mature neighbourhood, it continues to grow, owing likely to its attractive, quiet community living. More than 20% of the residents of Allendale reported that they had moved to the area within the last year, with another 25% moving to Allendale in the past three years, according to the municipal census in 2005. New residents are streaming into Allendale, so if you’re seeking a new home for sale in this area, now is the time to act.

There is a single school, Allendale Elementary Junior High School, located in the Allendale neighborhood. It is a part of the Edmonton Public School System. Residents of Allendale have easy access to two major thoroughfares, 109th street and 104th street, each of which is home to wide variety of businesses.

The Allendale neighbourhood is centrally located within Edmonton and enjoys access to many restaurants, shops, and other amenities of Edmonton. The nearby Southgate Shopping Centre and Whyte Avenue shopping area provides plenty of options for shopping and dining, while the nearby University of Alberta campus makes Allendale a prime choice for students. The University’s hospital is, of course, also nearby.
