Rossdale’s streets are lined with trees and has excellent boulevards for walking. In fact, residents can walk via a bridge to the nearby Whyte Avenue shopping and entertainment area, or can choose nature over the city sights and walk or bike along the many paths leading into the river valley. For commuters, it is possible to bicycle to downtown (provided you don’t mind cycling up some hills) to save on gas and get some exercise. Rossdale, despite its central location, is a haven for lovers of the outdoors, as the neighbourhood contains an amazing 11 parks. Its single family residential area is located in the eastern section of the neighbourhood, and is rather small, spanning only about 4 streets. As a result, living in Rossdale has a close, community feel.

Rossdale is connected to the river’s south side by three bridges, and while traffic can be heavy during peak hours, the location of most of the homes makes the residential sections more or less self-contained and noise-free. Parking is also plentiful most of the time.

After the 1915 flood, Rossdale real estate stagnated for a long period without experiencing much growth. Real estate prices were low, but the neighbourhood was underappreciated during the construction boom in the 1970s that helped so many nearby neighbourhoods grow. As a result, homes in the area can be rather eclectic in style and have quite a bit of character. Growth in Rossdale real estate came beginning in 1995, with the construction of the Parliament Plaza condominiums, and again with Rossdale Court condominiums in 2001. Today, Rossdale is growing, and we expect to see more growth in the near future.

Due to its unique history, homes for sale in Rossdale can span quite a few styles and housing types. Single family homes, condominiums, duplexes, etc. all seem to exist in roughly equal numbers in Rossdale – an oddity for any Edmonton neighbourhood. Its small size and excellent location make Rossdale a very desirable neighbourhood for home ownership.

Rossdale is named for Donald Ross, the Edmonton businessman who started Edmonton’s first hotel – but nothing quite so fancy as you may be thinking. Donald Ross lived in Edmonton in 1872, when he began renting out the second floor of his home. The house was expanded three times to take on more boarders, and after his death in 1915 the home was converted into a rooming house. It was, unfortunately, destroyed by a fire in the 1920s, but the neighbourhood that bears his name is a fitting tribute to his entrepreneurial spirit.
