Riverdale is a small neighbourhood of Edmonton which is centrally located and was one of the first settled areas of what is Edmonton today. Due to its proximity to the North Saskatchewan River, and the river valley area, as well as its proximity to downtown Edmonton, Riverdale is one of the most expensive neighbourhoods in Edmonton.

The Riverdale neighbourhood is located at a bend in the North Saskatchewan River – hence its name. It is located just east of Downtown and south of Boyle Street, bounded on the east and south by the river and river valley. There is a pair of bridges connecting Riverdale to the river’s south side: the Dawson Bridge, and the Low Level Bridge. These thoroughfares make for an easy trip to nearby Cloverdale, and to the many trails and outdoor spaces in the river valley and Mill Creek Ravine.

Spotlight On: Edmonton's Riverdale Neighbourhood

In Riverdale, newer homes outnumber older ones by a significant margin – a rare thing to see in central Edmonton, which is largely dominated by construction from the 1950s and earlier. Riverdale is a neighbourhood that has seen a major infill over the last decades, with new construction beginning in the 2000s and still continuing today. For home buyers seeking a newer home without sacrificing the character and charm of living in an older area, not to mention the perks of living next to downtown Edmonton, you can’t go wrong with Riverdale real estate. Homes for sale in Riverdale have prices that reflect their desirability, however, so be prepared for higher price tags than in other nearby neighbourhoods.

Riverdale real estate has become a diverse mixture of housing styles in recent years thanks to the bountiful new construction. Single family homes, many constructed before 1950, stand next to modern condominiums, duplexes, and row houses. Though it is close to downtown, you won’t find any high-rises in Riverdale, due to its proximity to the river.

Homes for sale in Riverdale can be excellent, if more expensive, choices for those wishing to live and work in the heart of Edmonton. They are not, however, optimal choices for income properties or investment properties. Due to the expensive nature of Riverdale real estate, there are relatively few renters, with most residents owning their own home. One possible exception is a Riverdale condominium, a prime spot for Riverdale’s renters. Buying a condo in Riverdale could potentially turn into a good choice for a rental property in Edmonton.

The neighbourhood known today as Riverdale was initially named Fraser’s Flats, after one of the area’s first prominent businessmen, D.R. Fraser. It was renamed in the early 20th century in reference to its geographic location, nestled in a bend in the river.
