The neighbourhood today known as Queen Alexandra was originally, in its northern sections at least, a part of the town of Strathcona. It was incorporated in 1899 and was subdivided soon after. During the years leading up to World War I, Strathcona was experiencing a good amount of growth, and much of the area ranging from University Avenue to Whyte Avenue saw ample development. Single family houses were dominant, but Whyte Avenue and 104th Streets started to emerge as commercial centers. The neighbourhood became an official part of Edmonton when the two towns amalgamated in 1912, but the majority of development in the area south of University Avenue did not begin until the 1940s. The price ranges of homes for sale in Queen Alexandra are quite reasonable, to be so centrally located in Edmonton. Home prices here ranged from $150,000 to $750,000 according to a 2012 study, with the average home price being $375,000. Average home sizes are around 1100 square feet, ranging from 460 square feet for a simple one-bedroom apartment to a sizable but reasonable 2500 square feet in a larger home.
Queen Alexandra real estate is, due to its proximity to Edmonton Hot spots and these reasonable prices, quite popular among home buyers today. It isn’t quite as popular as the well-known and beloved McKernan neighbourhood, but it certainly is a high draw neighbourhood. Add to this the fact that people who live in Queen Alexandra tend to stay in Queen Alexandra – 95% of home owners didn’t try to sell their homes last year – and the fact that the neighbourhood is very well kept, particularly considering its age, and Queen Alexandra begins to appear like quite the enticing spot for the discerning Edmonton home buyer.
The Queen Alexandra neighbourhood was named after the wife of King Edward VII. It isn’t exactly known when the neighbourhood was given this name, but it was likely around 1901, at the time of Edward’s ascension when Alexandra officially became queen.
